Villa Rental Terms & Conditions
This Vacation Rental Confirmation becomes a binding agreement when you send in or give us your credit card information for your rental deposit. By sending a payment in or providing a credit card number in response to your booking a villa constitutes your acceptance and agreement to these terms, conditions, and restrictions as printed below. DEPOSIT & FINAL PAYMENT: We accept Master Card, Visa, and American Express Credit Cards along with bank money orders, checks and personal checks. To secure your reservation a 50% deposit of the rental rate the $75.00 non-refundable security deposit and the 5% service charge is required and must be received by us with in 7 days after your request to book the property. Failure to make this payment subjects your reservation to automatic cancellation. The balance due of rent, Government Hotel Tax, must be paid in full at least 60 days prior to your arrival.
SECURITY DAMAGE DEPOSITS: On all of our homes there is a $75.00 Non-Refundable fee which covers you up to the amount of the deposit POSTED FOR EACH HOME. You hereby agree to pay Lime & Da Coconut on behalf of the owner of your villa, the cleaning or replacement costs for all damages to personal property or to the real estate, which may occur as a result of your occupancy, excluding normal wear and tear. The funds due if any will come out of the damage deposit you have sent in to us or will be billed to your credit card that we hold on file. Locked pantries and closets are reserved for the use of the villa owner and are not included in this rental. You, as the Guest agree to take all reasonable steps to ensure that your family and other guests in your party adhere to the rules and regulations pertaining to your villa. All villas are privately owned, so décor, colors and inventories will of course vary. All villas are fully furnished, including an ample supply of bed linens and towels for Guest's use. Rearranging the furniture or removing any items from the villa is prohibited.
CANCELLATION POLICIES: All cancellations and / or any request for changes to your reservation must be made in writing. Change in the number of person, No-shows, late arrivals, and early departures and re-scheduling are none refundable.
Guests who abandon their villa without authorization from Lime & Da Coconut agree they have no rights to compensation. as; All villa deposits are 100% NON-REFUNDABLE.
INTEREST-BEARING ACCOUNT: Guest understands that all rental monies shall be deposited in an interest-bearing escrow account. All interest accrued shall be to the benefit of each villa owner.
LIABILITY: We strongly advise you to purchase Travel Insurance especially when traveling during hurricane season, July-November. Our wonderful location puts us at risk for hurricanes. Guests may need to be evacuated for their safety. Lime & Da Coconut is not responsible for airline changes, the cost of alternate accommodations or cancellation fees and no refunds/adjustments can be offered in this event. If the home reserved becomes unavailable due to its sale or irreparable damage by an act of God, Lime & Da Coconut will make every effort to re-reserve a similar property. If similar accommodations cannot be found, a refund will be issued. Lime & Da Coconut is acting hereunder as agent for accommodations, and assumes no liability for property loss or damages, nor liability for injury, accidents, delay, or irregularity which may be occasioned either by reason of defect in any vehicle or the acts of any company or persons engaged in conveying passengers to or from their villa. Transportation (airlines, ferries, rental cars and taxis) are supplied by providers who operate independently of Lime & Da Coconut. We assume no responsibility, therefore, for any loss, injury, or damage to person or property because of the acts of those providers. The villa rented named above shall used by the maximum number of Guests listed on this contract only. Guests agrees to adhere to rental policies published on our website and villa rules posted at the villa. Any villa function such as a dinner party, wedding, reception, etc. require prior written consent of Lime & Da Coconut and Guest must pay a function fee (up to $3000) plus an event security deposit. Guest will pay any fines or penalties resulting from non-compliance. All caterers working in the villa must be pre-approved by Lime & Da Coconut, be fully licensed and insured. Guests are advised that lost or stolen personal items are not the responsibility of Lime & Da Coconut/the Owner. Guest will have a set of keys and will be solely responsible for locking of the home and the safekeeping of personal items during their visit. Any damages to the villa or its contents during the occupancy period caused through Guest actions or negligence are the responsibility of the Guest. Guest shall reimburse Lime & Da Coconut for all damages/costs above the amount of the security deposit. Guest shall hold Lime & Da Coconut/Owner harmless from all claims or causes of actions arising from the rental and occupations of the residence. Participation in any activity while at this villa is voluntary and performed at Guest own risk. Guest agrees to release, discharge and hold harmless Lime & Da Coconut/the Owner from any /all liability, loss, damages, costs and expenses (including attorney’s fees), claims, suits and demands arising from any accident, injury, loss (personal or physical) or damage whatsoever, during Guest stay at this villa. Guest agrees to waive any right to bring a legal action arising out of or relating to participation by Guest in any activities or use of the equipment, facilities or any services provided. This waiver includes but is not limited to use of all equipment, recreational facilities, pool, hot tub, residential areas, sidewalk/paths, trails or passageways to the villa.
NO PETS: Pets of any kind are not allowed in or on the villa's premises without specific written permission from Lime & Da Coconut (granted prior to arrival). A pet or evidence of a pet found on premises will cause immediate eviction, and forfeiture of Guest's entire rent and deposit.
COMPLAINTS AND MAINTENANCE: Lime & Da Coconut work with the owners and management companies to make every effort to keep all villas and their inventories in good working order. In case of a maintenance problem, they will strive to repair the problem as soon as possible after being notified. However, no refund or rate adjustment shall be made for unforeseen mechanical failures such as the supply of electricity, telephone service, water, pool filtration systems, hot tubs, air conditioning, television or cable service, appliances, etc. It is the Guest's obligation to report any problems or damage to their villa IMMEDIATELY to us here at Lime & Da Coconut, regardless of the hour.
ENTRY INTO VILLA: Lime & Da Coconut and all villa managers and their staff may enter your villa to perform any repairs as necessary. If your villa is on the market for sale, we reserve the right to allow the villa to be shown, but only by advance appointment made with Guests. We will make every effort to schedule such brief showings at a time convenient to you, to respect your privacy, and to limit interruption of your vacation.
DRUGS AND HAZARDOUS MATERIALS: Guest and members of his party shall not use or permit to be brought into any villa any illegal substances, inflammable fluids (e.g., gasoline, kerosene, naphtha or benzene), or other explosives or articles deemed hazardous to life, limb or property.
VILLA KEYS: Lime & Da Coconut shall charge Guest $35.00 for each set of lost or mishandled keys.
CAPACITY OF VILLAS: The total number of persons allowed in the villa at any one time is restricted to the number of persons scheduled and paid for. Should a group misrepresent themselves, they will be required to pay for the excess persons immediately, or shall vacate the villa without refund. Exceptions are made only for infants; if sleeping in a baby crib, they are NOT included in the villa's total headcount.
QUIET ENJOYMENT AND PARTIES: Lime & Da Coconut wishes to maintain a family atmosphere for the quiet enjoyment of Guests. We rent to family groups and responsible adults only; absolutely NO house parties or functions such as weddings are allowed without prior WRITTEN permission from Lime & Da Coconut. Guests shall be sufficiently quiet and peaceful, so as not to disturb other residents of the neighborhood.
MINIMUM STAYS: In Season, a 7-day minimum stay is standard. Off-Season, 5-day minimum stay is available for most properties, when paying a cleaning surcharge. Holiday week requirements vary from 7-14 days depending on the villa.
CONCIERGE/GREETERS: One complimentary greeter is provided for each villa. Additional greeters must be scheduled in advance and prepaid at $100 per additional greeting.
MAID SERVICE: The villas are cleaned before and after your arrival. Mid week maid service is included with some rentals, see the individual villa page on our website for details. Additional maid service is available if booked and paid for in advance: Rates start at $70.00 with a 3 hr minimum, $25/hr thereafter.
