Terms & Conditions :
When you make a reservation, you will receive a Vacation Rental Confirmation/Invoice from us requesting your deposit on the villa you have booked with Lime & Da Coconut. This Vacation Rental Confirmation becomes a binding agreement when you send us your rental deposit; it states the terms and conditions concerning this villa rental between you (the “Guest”) and your principal Lime & Da Coconut, d/b/a Lime & Da Coconut. Your sending payment in response to this invoice constitutes your acceptance and agreement to these terms, conditions, limitations and restrictions as printed below. If you have any problems or questions with any of the following, please be sure to phone us for discussion and explanation before you send us your rental deposit monies. Thank You!
OUR PAYMENT AND CANCELLATION POLICIES: Your deposit of one-half of the total rent must be received by us within 1-5 days of booking to confirm your reservation. Failure to make this payment subjects your reservation to automatic cancellation without notice to you. The remaining half of the total rent must be paid in full 90 days prior to your arrival date. NO exceptions. All cancellations and any request for changes to your reservation (such as date changes or changes in the number of persons) must be made IN WRITING. Cancellations are effective on the date written notice is received in our office by US mail, Fax, or e-mail.
A 30% per cent cancellation fee (calculated on the TOTAL rent) will be charged on all cancellations occurring 60 days or more prior to your arrival date. Cancelling within 45 days of your arrival date, 100% per cent of your TOTAL rent will be held as full liquidated damages. However, if your cancelled dates are rebooked to another guest for the full rental period, 70% per cent of your rental monies paid will be returned to you.
There will be no refunds granted for late arrivals or premature departures. Refunds due to last-minute reductions in the total headcount originally booked will only be considered on a case-by-case basis when within 45 days of your arrival and subject to a $100.00 fee per person. Guests who abandon their villa without permission from Lime & Da Coconut agree they have no rights to compensation.
All rates are cash rates; payment is accepted by bank check, money order or bank wire transfer and credit cards including Master Card, Visa, AMEX, and Discover may be used. We reserve the right to apply a bank cost recovery fee ranging from 3.25-3.75% additional for credit card payments.
- FOR ALL NAIL BAY VILLAS: The Above policies apply to Nail Bay Villas as well, all rentals for Christmas/New Year’s must be paid in full by September 30th. If you make a reservation on or after October 1st for the upcoming Christmas/New Year’s period, payment in full is required at the time of your reservation. There will be NO refunds given for Christmas/New Year’s rental cancellations made after October 1st. If you must change or cancel any portion of the services you have already booked, you must notify us IN WRITING (by email, fax or letter). Finally, please send your payments in on time to avoid cancellation of your reservation. No-shows, late arrivals, a reduction in number of persons in your group within 45 days of or after your arrival, and early departures from your villa are nonrefundable. Guests who abandon their villa without permission from Lime & Da Coconut agree they have no rights to compensation.
- FOR ALL MEXICO VILLAS: A deposit of 50% per cent and signed rental agreement are required within 1 to 5 days of making a reservation; Final 50% per cent payment is due 60 days prior to your arrival date. For last minute bookings (arrivals within 60 days of reservation date) FULL PAYMENT is due within 3 days. For all HOLIDAY bookings (Thanksgiving, Christmas and New Years) the deposit payment is due within 5 days after confirming a reservation and the balance is due 180 days before arrival date. Failure to pay on time will result in automatic cancellation of the reservation and automatic forfeit of all monies paid to date. All payments are 100% per cent non-refundable and non-transferable, unless Baby Loves Travel is able to re-rent the same property for the same rate and dates of travel, subject to a $500 cancellation fee. Cancellations made 45 days or less prior to arrival are 100% non-refundable without the re-rentable option. However you may reschedule 30 days or more prior to your arrival date, with the same property and number of nights, for travel within one year of the original check-out date, subject to a $250 rescheduling fee. Rescheduled reservations are subject to availability and price increases, and the weekly rate is based on the new reservation dates. Holiday reservations may NOT be rescheduled holidays include Thanksgiving, Christmas and New Years.
INTEREST-BEARING ACCOUNT: Guest understands that all rental monies shall be deposited in an interest-bearing escrow account until the rental begins, with any and all interest accrued to the benefit Lime & Da Coconut.
LIABILITY: Lime & Da Coconut, d/b/a Lime & Da Coconut is acting hereunder as agent for accommodations, and assumes no liability for property loss or damages, nor liability for injury, accidents, delay, or irregularity which may be occasioned either by reason of defect in any vehicle or the acts of any company or persons engaged in conveying passengers to or from their villa. Transportation (airlines, ferries, charter vessels, rental cars and taxis) is supplied by providers who operate independently of Lime & Da Coconut. We assume no responsibility, therefore, for any loss, injury, or damage to person or property because of the acts of those providers. Furthermore, Guest
is responsible for his villa during occupancy, must lock villa’s windows and doors securely at all times when not on the premises, and must
exercise care in securing all personal property. All Lime & Da Coconut Villas are privately owned. The villa owner and Lime & Da Coconut reserve the right to refuse service or rentals to anyone at their complete discretion.
- MEXICO Lime & Da Coc0onut is acting hereunder as an agent for accommodations, transportation, services and activities, and maintains no control nor assumes responsibility over the equipment, facilities, operations, agents or employees of the owner of the accommodation and shall not be liable for any claim, loss, damage, cost of expense, or any person occupying or visiting the accommodation arising out of personal injuries, accident or death; property loss or damages; loss or changed itinerary resulting from any acts or omission of the owner of the accommodation, his employees or agents, or any other party not under the direct employment and control of Lime & Da Coconut or from any natural disaster, war, strikes, government or any other event or cause beyond its control. Each guest agrees that he/she is voluntarily participating in any and all activities, risks, and use of the accommodations, and hereby assumes all risk of injury, illness, damage or loss to person and property that might result, including, without limitation, any loss, damage, delay or theft of personal property and baggage. It is recommended that each guest procure travel insurancefor the protection of persons and property and with respect to personal liability, while traveling to and from the occupying accommodations.
BABIES & TODDLERS AT OUR VILLAS: All are destinations have baby equipment and baby items for rent, see rental information at www.lime-coconut.com On Hawaii, St. John and Martha’s Vineyard law requires all children under 5 years old to be in a child-restraint car seat (or, if a child is 3 to 5 years old, he may wear a regular seat belt if he is in a rear seat).
BUGS: Our destinations have a tropical climate, so despite diligent pest control efforts most private homes, apartments, and even luxury hotels may experience a modicum of insects at any time. Please keep counter tops and sinks clear of food and water and you will help prevent little critters and bugs from having a picnic in your villa.
CAPACITY OF VILLAS: The total number of persons allowed in the villa at any one time is restricted to the number of persons scheduled and paid for, based on two persons per bedroom. Should a group misrepresent themselves, they will be required to pay for all excess persons immediately, or shall vacate the villa without refund. Exceptions to this Term are made only for infants under 2 years old; if sleeping in a baby crib and not occupying one of the villa’s beds, they are NOT included in the villa’s total headcount.
CHECK-IN and CHECK-OUT TIMES: Check-in time is 3:00PM. NO EARLY CHECK INS Check-out time is 10:00AM. In order to prepare the villa for the next arrival, we ask that you depart no later than 10:00AM. SHARP
COMPLAINTS AND MAINTENANCE: In case of a maintenance problem, the homeowner or management company will strive to repair the problem as soon as possible after being notified. They reserve the right to be allowed several hours (up to 48 hours) to cure a reported problem. However, no refund or rate adjustment shall be made for unforeseen mechanical failures such as the supply of electricity, telephone service, internet service, water, pool filtration systems, hot tubs, air conditioning, television or cable service, appliances, etc. It is the Guest’s obligation to report any problems or damage to their villa IMMEDIATELY to us, regardless of the hour.
CONCIERGE/GREETERS: One complimentary greeter is provided for each rental. Additional greeters must be scheduled in advance and prepaid at $100 per additional greeting.
SECURITY DEPOSIT PROTECTION: We charge a $75 SECURITY DEPOSIT PROTECTION PLAN for all reservations. This Rental Unit Damage Protection plan covers unintentional damages to the rental unit interior that occur during your stay, provided they are disclosed to management prior to check-out. The policy will pay a maximum benefit of $3,000.00. Any damages that exceed $3,000.00 will be charged to the credit card on file. If, during your stay at one of our Rental Properties, an Insured Person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of $3,000.00. Certain terms and conditions apply. Full details of the Rental Unit Damage Protection coverage are contained in the Certificate of Insurance or Insurance Policy. The Rental Unit Damage Protection can be purchased up to, and including at, check-in. By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly Lime & Da Coconut any amount payable under the terms and conditions of the Rental Unit Damage Protection. Please contact Lime & Da Coconut directly if you do not wish to participate in this plan or assignment.
Credit Card & DAMAGE DEPOSITS: Cash damage deposits are fully refundable within 45 to 90 days of your departure, if there is no additional cleaning for villas left abnormally dirty, long-distance calls charged to the villa’s telephone, and careless or extremely excessive use of your villa’s water supply. Some villas will take credit cards for this deposit with card only being processed if there is a problem. Locked pantries and closets are reserved for the use of the villa owner and are not included in this rental. You as the Guest agree to take all reasonable steps to ensure that your family and other guests in your party adhere to the rules and regulations affecting your villa. All villas are privately owned, so decor, colors and inventories will of course vary. All villas are fully furnished, including an ample supply of bed linens and towels for Guests’ use. Rearranging the furniture or removing any items from the villa is prohibited.
DELAYES OR CANCELLED FLIGHTS: If your flight is delayed or cancelled while en route, you are REQUIRED to contact Lime & Da Coconut so we can notify everyone involved, including your car rental company - failure to do this will result in a $75 penalty. You may phone us anytime at 508-939-0800. We are on Eastern Standard Time.
DRUGS AND HAZARDOUS MATERIALS: Guest and members of this party shall not use or permit to be brought into any villa any illegal substances, inflammable fluids (e.g., gasoline, kerosene, naphtha or benzene), or other explosives or articles deemed hazardous to life, limb or property.
ENTRY INTO VILLA: The homeowner or Management Company or its staff may enter your villa to perform any repairs as necessary. If your villa is on the market for sale, we reserve the right to allow the villa to be shown, but only by advance appointment made with Guests. We will make every effort to schedule such brief showings at a time convenient to you, to respect your privacy, and not interrupt your stay.
GROCERY DELIVERY and A CHEF FOR YOUR VILLA STAY: With sufficient advance notice, we can pre-stock your villa with the food and beverages of your choice. So, especially if you are arriving in the afternoon or traveling with small children, let us deliver your custom grocery order to your villa just before your arrival! This service is well worth the cost, so you can settle in, unpack and enjoy your villa the moment you arrive. For grocery provisioning and all other such needs, please contact Rosette, at rosette@lime-coconut.com, or call 508-939-0800. On Hawaii, Martha’s Vineyard St. John, Mexico Tortola and Virgin Gorda, and we have excellent chefs who are available for just one special dinner only, to one, two, or three meals a day for the duration of your villa stay. For a list of chefs with their contact information and some sample menus for each destination, please email Rosette, at rosette@lime-coconut.com, or call at 508-939-0800. You may contact your destination chef directly to discuss menus, dietary requirements and your grocery shopping list with him or her. Chefs will require an advance deposit for both grocery shopping and for their cooking; you may pay them directly. And please
HOT TUB: No children under the age of 12 permitted in hot tubs at any time. When using the hot tub, remember there is a certain health risk associated with this facility. Use at your own risk. Our housekeepers drain, sanitize, refill and replenish chemicals in all tubs prior to your arrival; therefore, it may not be warm until later that evening. DO NOT STAND ON THE HOT TUB COVERS. Hot tub covers are for insulation purposes and are not designed to support a person or persons. They will break and you may be charged for replacement. Remember when not using the hot tub, leave cover on so hot tub will stay warm.
ISLAND MANAGER WILL ESCORT YOU TO YOUR VILLA: You’ll be met upon arrival at the airport or ferry dock, OR at your car rental agency, led (escorted) to your vacation villa, and when you arrive at your villa, you’ll be given the villa keys and a walk-through of the property to help get you settled and comfortable. You will also be given an island orientation so you can get around. These “meet-and-escort” services are included in your rental rate. There is no extra charge for these services, although a tip for your escort is at your discretion for excellent service. You'll also have the island manager’s day and night phone numbers for contact in case you need anything (even advice!) during your vacation. However, transportation back to the airport or ferry dock upon your departure is NOT provided or included. Please be sure that you rent a vehicle large enough for your entire party PLUS your luggage! The rental cars are usually small compact models, and jeeps will hold four passengers but little to no luggage - please plan accordingly.
- For Hawaii arrivals, you will be greeted at the villa.
- For St. John arrivals, you are required to phone your St. John contact person before you board the ferry or car barge from St. Thomas to St. John, so he/she will know at what time and at which dock you will be arriving, and can meet you there promptly. Please be sure to travel with all island contact numbers! You may rent a car on St. Thomas and barge it to St. John for your stay (except Hertz cars); for complete information on barge schedules and fares, please ask Guest Services. The St. John passenger ferry from Red Hook (East End) charges $6.10 one way, plus $2 per bag or suitcase, and the trip is about 20 minutes. Due to heightened security, all passengers are now required to tag all pieces of their baggage, and to travel with their photo I.D.s, which may be checked at boarding on all ferries. Luggage tags are for sale for $2 each at the ferry ticket booths.
- For Tortola, Virgin Gorda arrivals, try to schedule your arrival as early in the afternoon as possible, and contact us WELL IN ADVANCE BEFORE YOU TRAVEL to discuss your arrival details, instructions, and any applicable and current ferry schedules.
- For Martha’s Vineyard arrivals, You will be met at the ferry dock in Vineyard Haven or Oak Bluffs and then escorted to your island vacation rental. Please try to make early ferry reservations. Arriving after 7:00 P.M. a $50.00 charge will be applied.
- For Mexico arrivals, check-in instructions with driving directions will be emailed to you.
INCLEMENT WEATHER Lime & Da Coconut will not issue any refunds, or portion thereof, for inclement weather, hurricane evacuations or any other natural disasters. Agent has the right to cancel reservations if dwelling is rendered uninhabitable because of hurricane damage
(destruction of home, loss of power and other services, etc). MEXICO In the event of a mandatory hurricane evacuation, guests will be allowed to reschedule any unused nights within 12 months in the same season or pay any difference of rate for another season. Guests may purchase travel insurance which may cover unforeseen weather circumstances, mandatory hurricane evacuations and other natural disasters. It is the responsibility of Guests to verify coverage with their travel insurance carrier.
INTERNATIONAL TRAVEL DOCUMENTATIONS-MEXICO: U.S. citizens are required to present a valid passport when traveling to Mexico. Unaccompanied minors or minors traveling without one or both parents must carry a notarized letter signed by both parents giving them permission to do so. Citizens of other countries should check entry requirements with the Mexican Consulate, ticketing agent or airline. Requirements may change and it is the responsibility of the Guests to ensure they have the correct travel documentation to enter Mexico and return to their homeland. No refunds will be made to passengers affected by their failure to possess proper documents.
MAID SERVICE: For all villa properties, the homes are cleaned just before your arrival and after your departure so that your villa is very clean. Some villas do not include interim maid service with their rentals. If the villa you select does not have maid service included as part of your quoted rental price, or if you would like service more frequently, we can easily arrange maid service for you as often as you wish for an additional charge. This service is for hotel-type general cleaning and tidying only; any personal laundry, cooking, or babysitting must be arranged in advance, and prices set according to services required. We'll be happy to book these extra services for your vacation.
NO PETS: No pets of any kind are allowed in or on the villa’s premises without specific written permission from Lime & Da Coconut
(Granted prior to arrival), a pet or evidence of a pet found on premises will cause immediate eviction, and forfeiture of Guest’s entire rent and deposit.
PHYSICAL DISABILITIES-MEXICO: Mexico does not conform to U.S. American Disabilities Act standards, and therefore facilities for disabled persons are extremely limited in Mexico.
QUIET ENJOYMENT AND PARTIES: Lime & Da Coconut wishes to maintain a family atmosphere for the quiet enjoyment of Guests. We rent to family groups and responsible adults only; absolutely NO house parties or functions such as weddings are allowed without advance WRITTEN permission from Lime & Da Coconut. Guests shall be sufficiently quiet and peaceful, so as not to disturb other residents of the neighborhood, particularly after 10 pm at night. If Guest is found to have had a wedding or any sort of group gathering for more persons than officially scheduled and paid for at the villa, and/or without Baby Loves Travel’s advance written permission, he is subject to forfeiture of his entire villa security deposit to the villa’s owner, at the joint discretion of Lime & Da Coconut and the villa’s owner.
RATES AND PRINTING ERRORS: The information pertaining to each villa on Lime & Da Coconut website constantly updated. Lime & Da Coconut is not responsible for printing errors or inadvertent omissions. All rates and villa details are subject to change without prior notice.
SUBSTITUTION: Lime & Da Coconut reserves the right to substitute comparable or better accommodations without liability, should the villa reserved be sold, be out of order, been inadvertently double-booked, or be deemed substandard by us for any reason. If comparable accommodations are not available, Guest may receive a complete refund of all prorated rent and Hotel Tax paid for the original villa.
- MEXICO: All prices, services and amenities are subject to change without notice. Lime & Da Coconut reserves the right to substitute similar services, accommodations or amenities if they become unavailable due to circumstances beyond our control or if a price, service or amenity was shown or quoted incorrectly. All prices are in U.S. Dollars.

MEXICO: TRANSPORTATION, SERVICES AND ACTIVITIES CHANGES once a reservation is under deposit, a $50 fee applies to changes in travel arrangements. Changes made 14 days or less prior to your arrival, the fee will be $100 per reservation. CANCELLATIONS made once reservation is under deposit, a $100 cancellation fee will be applies. 30-15 days prior to arrival, the fee is $150 per reservation. Reservations are non-refundable if cancellation is made 14 days or less prior to arrival.
VENDORS FEE: Additional change and cancellation fees may be charged by service and activity vendors within 30 days of arrival date or during holiday periods. These fees will be assessed in addition to the fees listed above.
STAIRS: Our destinations can be for the most part very hilly, and villas are often built into steep hillsides, which afford you the fantastic ocean views we offer in these wonderful places. BUT, often this also means that many of our villas have many stairs - so if you're person with a disability or if you cannot handle many stairs, please be sure to ask when booking your villa how many stairs you'll have to climb,
and please be sure to let us know if you are on crutches or in a wheelchair so we can be sure to book you into a villa which is easily accessible.
TIPPING STAFF: We recommend tipping about $25 to $50 per week for each housekeeper and for the chiefs. Some housekeepers will leave an envelope in the villa for your gratuity. And if you have food and drink left in your villa when you depart, you may also leave these for the housekeeping staff they will appreciate it.
TRAVEL INSURANCE: Our clients are also invited to purchase travel insurance by CSA. This plan is available for 7% of total reservation cost.
We will be adding the 7% to your total cost and if you choose to waive the fee and policy you can do so. However we strongly advise you to purchase this insurance especially when traveling during hurricane season, June through November. Our wonderful locations put us at risk for hurricanes. VILLA KEYS: Lime & Da Coconut shall charge Guest $50 for each set of lost or mishandled keys; gate remote controls will be charged at replacement cost ($50 to $125). Guest is required to follow all instructions precisely on where to leave your villa keys and gate remote controls when you depart - call our office if you are unsure!
WATER AND SEPTIC: Some rentals are on septic systems. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages of up to one thousand dollars ($1,000)
PLEASE READ CAREFULLY! - IMPORTANT! – IMPORTANT! – IMPORTANT!
- We will need to know your airline FLIGHT NUMBER, ARRIVAL AND DEPARTURE TIMES, AND YOUR CAR RENTAL COMPANY at least THREE WEEKS before you travel (please email this vital information to rosette@lime-coconut.com. - This is essential - there are no street addresses in the islands, and you will be stranded at the airport or ferry when you arrive, unless we know when to expect you and can arrange to have your escort person meet you and lead you to your villa. Always travel with your list of island contact numbers in case of emergencies. And be sure you remember to bring your passport and a photo ID!
- PROOF of CITIZENSHIP” Everyone departing the United States Virgin Islands, including U.S. citizens, is now required by U.S. Immigration to show either a valid passport OR an original or certified copy of a birth certificate accompanied by a Government-issued photo ID. The U.S. Virgin Islands are a “port of entry” to the U.S. mainland, so please don’t forget these for the whole family (even for the baby!). However, in order to re-enter the United States Virgin Islands, Puerto Rico and the U.S. mainland from any of the British Virgin Islands and from Mexico, you will need a passport (or passport card, which is valid for land and sea travel only). If you plan to visit any of the British Virgin Islands during your stay, even if it is just a day visit or boating trip, your passport or passport card will be required, except for persons under 16 (original birth certificate is acceptable for land and sea travel ONLY). Please visit the U.S. Passport Office online at http://travel.state.gov for updated information, and always verify boarding requirements with your airline before you travel.
